How we work
The first thing to do is work out what kind of property you are looking for. Things to consider may include: Do you want a furnished or unfurnished property? What is your budget? How long are you looking to rent it for? How many bedrooms? What amenities would you like? Do you have a pet? If so, this may limit the properties that are available to you.
Decide on what are your "must-haves" and what you can compromise on.
Once you have your priority list, register, call us or do it the old fashioned way and pop into our office. We will give you the details of properties that meet your criteria and continuously update you via email and telephone when new properties become available.
2. Be Prepared
Now that you are armed with your priority list, you will undoubtedly want to start viewing potential properties. You will need to be prepared to act quickly and make an offer when you see the right one.
Start viewing properties in good time, e.g., 6-8 weeks before you need to move.
Have your reservation fee ready (we will request this as a Bank Transfer after the Landlord accepts your offer).
Prepare your referees – we will need one from your employer and one from your previous Landlord. Our referencing company will contact them to get these.
Carry originals that prove your ID and address for the previous three years (e.g., passport, driving license, council tax bill). We will need copies of these for your file.
Download a Tenant Application Form and be ready to sign it (this will enable us to check your references and do a credit check on you).
Once you have found a property or properties that you'd like to view, contact our lettings team, and we will be happy to arrange this for you. All our viewings are accompanied, and we will answer any questions about the property or rental market in general. Due to the fast-paced nature of the Newbury rental market, early viewings are recommended.
4. Make an offer
Once you have found a suitable property, you can make an offer stating any particular conditions. We will put this forward for consideration by the Landlord. Once accepted, we will ask for a holding deposit (usually one week's rent). At the same time, references are taken, and credit checks are undertaken. In the unlikely event that the Landlord withdraws the property from the market, the holding deposit will be returned to you in full.
5. The paperwork
Once all credit and reference checks are completed, a tenancy agreement needs to be signed by all parties. Upon payment of your deposit, you are free to move in. Downer & Co places your deposit with the Deposit Protection Service.
When you move into the property, an inventory is taken to check its condition and contents, read the meters, and sign the inventory. You need to inform the utilities companies that you are now responsible for the bills. Contact the local council to advise them that you will be paying the Council Tax.
Now it's time to settle in and enjoy your new home!
If Downer & Co manages the property, we will arrange for any maintenance and repairs requested, subject to the Landlords approval. (provided that the problem is not caused by the Tenants’ neglect or misuse) If we are not managing the property, the Tenant must contact the Landlord directly. We have a convenient online tool to report maintenance issues.
