Congratulations! You have worked hard and saved even harder and now you’re about to become a property owner.

Experience has shown us that buyers who take the time to prepare a Wish List before they start viewing properties have a higher chance of finding the perfect property plus they do so without spending years looking at hundreds and hundreds of properties that are all ultimately unsuitable.

Making your wish list

To help you, we have set out a list below of the kind ocf things that you might like to consider. Once you have made your list, put your wish list into an order of priority and then decide which items are a “must”, which ones are just “preferable” and which ones you can be flexible on. Refer to your list before you book a viewing and take it with you when you are on the viewing and tick off for each house you see which items on your wish list each property fulfils.


To get you started, some of the things to consider include but are not limited to

The property:

  • No of bedrooms/bathrooms
  • Are you willing to do work to it? If so, how much
  • No of reception rooms
  • Is a separate dining room important?
  • Conservatory?
  • Space for extension?
  • Size of garden – level of privacy? Which way should it face?
  • Parking – are you willing to pay for a permit?
  • Garage/s

Other things to consider:

  • School catchment areas
  • Access to local shops, train stations, buses, pubs etc
  • NHBC Guarantees
  • The area and neighbourhood – amenities, crime, neighbours
  • Energy efficiency / house running costs
  • Council Tax Banding
  • Road and other transport links
  • Environment – eg flooding, pollution etc
